By accessing or using the Prime Lifestyle Group website and services (including the Inventory Tracker, Off-Market Alerts, and Silent Auction), you agree to be bound by these Terms of Service. If you do not agree, please do not use our services.

1. Services Provided

Prime Lifestyle Group provides digital tools for property buyers, including:

Inventory Tracker – Weekly email updates with property availability data sourced from public portals such as Idealista
Off-Market Alerts – Curated property recommendations sent via email or WhatsApp
Silent Auction – Simulated sealed-bid auctions to identify interested buyers

⚠️ Important Disclosure – Silent Auction

The Silent Auction is a marketing simulation, not a legally binding property auction. No binding contract is formed by submitting a bid. Winning bidders will be contacted and, if interested, introduced to a real estate agency partner. The property shown may be a representative example. We do not guarantee that the exact property in the auction is available for purchase.

2. No Agency or Broker Relationship

Prime Lifestyle Group is not a licensed real estate agency, broker, or legal advisor. We do not:

List properties for sale
Handle property transactions
Provide legal or financial advice
Act as a party to any property sale

Our role is to connect interested buyers with agency partners. All property transactions are handled directly between buyers and licensed agencies.

3. Lead Sharing with Agency Partners

When you express interest in a property (via Off-Market Alerts) or participate in a Silent Auction, we may share your contact details (name, email, phone, preferences) with our agency partners. By using our services, you consent to this sharing. You may opt out at any time by emailing hello@primelifestyle.group.

4. User Responsibilities

You agree to:

Provide accurate and truthful information when using our services
Not use our services for any unlawful purpose
Not attempt to bypass, reverse-engineer, or disrupt our systems
Not submit false bids or engage in fraudulent auction activity

5. Disclaimer of Warranties

Our services are provided on an "as is" and "as available" basis. We make no representations or warranties of any kind, express or implied, regarding:

The accuracy or completeness of inventory data (which is sourced from third-party portals)
The availability of any property shown in alerts or auctions
The outcome of any property transaction with agency partners

6. Limitation of Liability

To the maximum extent permitted by law, Prime Lifestyle Group shall not be liable for any indirect, incidental, special, consequential, or punitive damages, including without limitation loss of profits, data, or opportunity, arising out of or related to your use of our services.

Our total liability to you for any claim arising from these Terms or your use of our services shall not exceed £100.

7. Third-Party Links

Our emails and website may contain links to third-party websites (e.g., agency sites, Idealista). We are not responsible for the content, privacy practices, or terms of those websites.

8. Termination

We may suspend or terminate your access to our services at any time, without notice, for any reason, including if you violate these Terms. You may unsubscribe from our emails at any time using the link in any email we send.

9. Governing Law

These Terms shall be governed by and construed in accordance with the laws of England and Wales. Any disputes arising under these Terms shall be subject to the exclusive jurisdiction of the courts of England and Wales.

10. Changes to These Terms

We reserve the right to update or modify these Terms at any time without prior notice. Your continued use of the services after any changes constitutes your acceptance of the new Terms. The "Last updated" date at the top of this page indicates when these Terms were last revised.
